The regulations in Beijing clarify the principle of sharing the public building area, the public building area that can be allocated, and the public building space that cannot be counted. The principle of assessment is as follows:

(1) The sharing of the common area of ​​commercial housing is based on the building. The shared public building area is the public building area within the building, and the public building area not connected to the building is not scored in the building;

(2) The public building area for the whole commercial housing shall be shared by each commercial housing of the building; the public building area serving the local area shall be shared by the various commercial houses that benefit;

(3) After the public building area is allocated, the specific parts of the building area of ​​each set of commercial housing shall not be divided, but no one may encroach on or change the function of the original design.

1. Multi-storey commercial residential buildings must first calculate the sharing coefficient of the whole house and the common building area, and then share the proportion of the building area within each building.

2. For multi-functional complex buildings, the shared building area sharing coefficient of the whole house and different functional areas within the building must be obtained first, and then allocated according to the proportion of the building area in each functional area of ​​the building.

If there is any change in the calculation of the total construction area, the relevant documents of the Ministry of Construction shall prevail.

Step 1: Calculate the contribution coefficient

The sharing factor = the sum of the common areas to be assessed / the sum of the building areas in each set = (the sum of the total floor area and the sum of the building areas in each set) / the sum of the building areas in each set.

Step 2: Common sharing area of ​​each suite = sharing coefficient × building area within each set.
